Bookings

It is important to contact us to check the availability of your selected dates by e-mail or telephone.

A deposit of 25% of the total booking cost is required to secure a booking. Bookings can only be confirmed when a deposit has been paid. This will be confirmed by the owners. The balance of the booking cost (75%) must be paid no later than 8 weeks prior to your arrival at the flat. If you book less than 8 weeks before the arrival date, payment of the total booking cost shall be due immediately.

All payments shall be made to the owners of the flat.

The owners require the home address of the person booking and the full names of the other guests.  Failure to supply this information will result in the booking being cancelled.

Occupancy

The occupants of the flat must not exceed the number that you have stated. The flat does allow 6 guests, but we recommend a maximum of 4.  Please contact us if you have any questions about this.  The flat must only be used by guests and not be used for entertaining or events of any kind.

Arrivals & Departures

The flat will be ready for you from 3pm on arrival day. We will contact you with your key code prior to your stay. Guests must vacate the flat by 11am on departure day,

Housekeeping

We expect that the flat be left in a clean and tidy condition on departure. If the flat is left in a dirty or inappropriate manner, an additional cleaning surcharge may be applied. If we have guests booked in for longer stays, we offer a complimentary cleaning service (mid-stay). This must be requested at time of booking.

Damages

All damages and losses must be reported prior to departure and must be paid for in full. We know that accidents can happen, so please just let us know!

Cancellations

If for any reason you need to cancel your booking please notify us know as soon as possible. The cancellation will not be confirmed until you get a written response from us. We will try to re-let the cancelled dates. If we can do this, you will get all except your deposit refunded. If however the cancellation is within 8 weeks of your scheduled arrival date, and we cannot re-let the flat, you will forfeit your full booking fee (deposit and balance). All deposits are non-refundable.

Pets

Strictly at the owners’ discretion. It must be discussed with the owners prior to booking.

Smoking

There is a strict no smoking policy in the building.

Unreasonable behaviour

The owners reserve the right to remove any person or persons from the building if they deem the behaviour of the guests to be unreasonable; have exceeded the persons permitted in the flat or have caused any damage to the flat/contents/exterior/building, or refused to exit the flat/building on their departure day and correct time. Under such circumstance, the owners will refuse a refund.

Unforeseen Circumstances

The owners will do their best to ensure that dates selected by guests are kept but, if for any reason the flat becomes unavailable due to unforeseen circumstances, we cannot guarantee alternative accommodation. If this occurs, a full refund will be given and there will be no claim against the owners. As a good will gesture, a discount will be offered if guests would like to re-select another available date in the future. The owners are also not responsible if adverse weather conditions or delays that stop guests arriving at the flat. No refund will be given under circumstances that are outwith the owner’s control.

Holiday Insurance

We advise that guests take out their own insurance to minimise any costs caused by cancelled booking and any loss or damage to contents and personal property and also against personal injury.

Liability

The owners accept no liability for any accident, damage, loss, injury, expense or inconvenience, which may be suffered, incurred, arrived out of, or in any way connected with the rental.

The provision of wireless broadband internet access is a complimentary facility and the owners accept no liability for loss of coverage or quality where technical problems are experienced.

Rights of Entry

The owners, and their agent and workmen, shall be allowed the right of entry to the flat at all reasonable times for the purposes of inspection or to carry out any necessary repairs or maintenance.

Agreement of terms and conditions

Agreement of the above terms and conditions are assumed upon payment of the deposit to the owners.
